Excellent service and communication throughout the whole process
From the moment we put in the offer and had it accepted to completion, the process has been excellent. The stamp duty deadline was very close, but Angela worked with us and the vendors to keep everyone informed of the details. When trying to sell your home, first impressions do count; most buyers form an opinion within the first 15 seconds on entering a property. When viewing, buyers regularly ask themselves the question, “Can I see myself living here?”

The exterior of your home is the first view buyers have of your property; a freshly cut lawn, tidy garden, well-kept plants and an inviting entrance will impress and set the level of expectation for the rest of the home.

Once inside, buyers can easily be distracted by toys, bright walls and carpets, untidiness and pets. To sell your home successfully, a buyer needs to look beyond your personal taste and make their own image. Create an atmosphere that is calm and clutter-free; decorate your home in neutral colours, providing a blank canvas for buyers to make their mark on your property. Using lighter colours will reflect more sunlight making rooms feel more airy and spacious. To help create more space and prepare you for your move, consider putting some of your furniture and belongings in storage and remove any unnecessary personal items from the floor, shelves and work surfaces.

Staging key rooms also helps buyers visualise themselves living there. For example, if you use your dining room as a spare bedroom, change it back to the purpose the room was meant for. Use props such as candles, flowers and paintings to help create the right ambience. Ensure each room has significant light to create a feeling of warmth; this can be a combination of natural daylight and well-placed feature lighting for entryways and reception rooms. Avoid harsh lighting in bedrooms as you want to give the impression of relaxation and calmness in these areas.

There is nothing worse than unpleasant smells when viewing a home, so avoid cooking before prospective buyers visit. Pet smells can also be a turn-off for some buyers, so remove their beds, pet hair and any odours from your home.
