This month has seen yet another new record in asking prices for newly marketed properties, following on from records being set in March, April and May. This sees a steady increase of 0.4% on February.
Of course this is measure at a national level and if we have learned anything, it’s that we are based in an area that often bucks the trends of the rest of the country. You may have seen our ‘Just Twelve Days’ blog – a success story in which we were able to bring to market and sell a property for a fraction less than the asking price in twelve days.
This creeping up of asking prices means that many regions in the north of England have been setting new property price records for their area. This is largely down to good demand from new buyers in a region where housing is becoming less available. It’s a supply and demand issue.
In the South East of England there has been a surge in properties coming to the market during the Spring months, an increase of 20% compared to this time last year. We do expect this to slow down as we reach the summer months and school holidays play a factor in the market’s activity. We can also predict that sellers may find that their properties take longer to sell at higher asking prices and will need to be prepared to negotiate.
From our point of view, we have seen a steady ebb to the activity in our local market. We often find that the summer holiday is the quietest time of year, however it seems with demand for properties in this area there will be no lull this year.
