How to sell your home if you have a pet

We work with homeowners of all types and as the leading independent estate agent in Beaconsfield we need to be on hand with sound advice, whatever the situation. One of the most common things we come across is pet ownership and the impact having an animal living with you can have on your property.

Did you know that according to a study by the PDSA 49% of adults in the UK own a pet! What’s more, the split between cats and dogs was almost 50/50. This means there is an estimated population of 20 million cats and dogs (11.1 million cats and 8.9 million dogs); and so, the probability of buying a property from someone who has a pet is fairly high.

Most people really love animals, but not everyone wants to live with one. Living with a pet can have an impact on your property, and even though you might not notice, an unaccustomed pair of eyes (and nostrils) can identify if a dog or cat inhabits the house – and not everyone loves your furry friend as much as you do.

So, we’ve put together some useful tips to maximise the benefits your pet brings to your home and minimise the negative aspects of pet ownership.

Pets and Viewings

Once we have gone to market with your property we will start to arrange viewings and accompany any prospective buyers around your home. We recommend that the house is empty when we are conducting first viewings. It’s nothing personal, but prospective buyers tend to be much more honest and forthcoming with questions when the current owners aren’t present.

So it might be a good idea to take this opportunity and walk the dog or let the cat out and head out yourself for a cup of coffee.

When it comes to second viewings, it can sometimes be helpful for vendors to be present in order to answer any specific questions; however, we would still recommend that any pets are kept away while viewings are conducted.

Preparing your home for sale

It is possible to remove evidence that a pet lives at your property, and sometimes showing a prospective buyer a clean slate of a house is beneficial to getting the right kind of offers.

Make sure you repair any damage. Cats like to ruck up carpets or perhaps scratch the walls and furniture, while muddy and wet dogs can mark paintwork. You can either try and hide or repair any damage to keep your home looking clean and tidy. This damage tends to be quite superficial but unsightly all the same.

It is important to have your carpets professionally cleaned to remove any stains or odours. Pet odours can seep deep into fabrics in your home without you necessarily noticing it. It might also be a good idea to get an honest friend to pop round and tell you if they can smell anything.

Give your home a thorough clean before each viewing; potential buyers may have allergies and pet smells can put people off – it would be a shame to miss out on a sale simply because of an odour. Be sure to tidy your garden with the same vigour as you tidy your internal rooms. If you have a dog that spends a lot of time outside make sure there are no chewed toys littering the lawn and clean up any poo. Inside the house, remove litter boxes, food and water bowls and perhaps bedding if it dominates the room. Try not to take your dog on a long muddy walk or pond dip before a viewing.

Obviously much of the advice contained within this article is directed at dog and cat owners as they are the dominant pets in the UK. However, for more exotic pets you will need to use your discretion. For example, if you are a snake/ lizard/rat/spider or bird owner it may be beneficial to temporarily move them to somewhere out of the way when accompanying prospective buyers on a viewing.
